Upper Dublin’s Residential Developments

Post WW II Residential Developments (of more than 10 units) and related streets (In some instances the identity of streets in a development is unclear from presently available information and the names of developers are no longer apparent)

There are some smaller developments, such as Dorsey Place, which was the former Wentz Turkey Farm, started in 1920 and continued until the late 40s if not later. Rootsmagic.com, Harry Thomas Wentz, 1912-1982.

There are numerous properties that have been preserved in various ways or even enhanced, such as North View, created by generations of the Atkinson family at the corner of Butler Pike and Norristown Road, now known as Northview Gardens. Jennyrosecarey.com, purchased by the Carey family in 1989.

Three Tuns was the location of the home of former Upper Dublin Board of Commissioners president Henry Lee Willet, per the 1940 Census. The Willet farm, also known as the Willow Wadi Farm, has been variously described as being on Meetinghouse Road (per newspaper notices of his daughter’s wedding) as in a prior census as Lot 15.

In 1979 the Board of Commissioners approved a plan for single family homes on the Wolf Tract subdivision submitted by the Seltzer Organization. “A slump in the housing market had put construction on hold, according to developer Philip Seltzer.” The plan for 162 homes was approved by the Board of Commissioners on June 10, 1986, with the developer to “donate $200,000 to the township for road maintenance and improvement. Also, the township will retain a flood-plain area along Dreshertown Road, and part of the developer’s contribution will be used to maintain the area.”

The March 2023 Joint State Government Commission Staff Study, Common Interest Ownership Communities, at pp. 108-109, lists common interest ownership communities in Upper Dublin. However, that list includes Bechtel Farms, a community in Collegeville, and Terra View Condominium, whose location cannot be determined.

  1. 93.This property, referred to as the Goodman Tract for its long-time owner, was first proposed for development in 2020. It became the subject of intense controversy after Hurricane Ida left it full of debris. When its development for townhouses became apparent, objections were raised as to density and traffic. The developer agreed to help fund improvements to traffic bottlenecks on adjoining Norristown Road, leading to approval of the development in 2025.
